Email Marketing

Introduction to My Email Marketing Portfolio

Thank you for taking the time to review my work.

What you’re about to explore is a comprehensive email marketing strategy I developed as a sample brief for a real estate client.

This portfolio piece demonstrates my approach to creating engaging, conversion-focused email sequences specifically designed for real estate professionals.

The brief includes:

  • Lead magnet testing
  • Deliverability improvement
  • A complete welcome sequence strategy
  • Audience segmentation techniques
  • Newsletter templates that showcase how I would help a realtor build meaningful relationships with potential buyers and sellers.

This project represents the caliber of work I deliver to clients, with a focus on measurable results through systematic testing and optimization.

While this is a sample brief, it’s based on proven email marketing principles I’m able to successfully implement.

The sample illustrates my expertise in:

  • Creating effective lead magnets with A/B testing methodology
  • Designing personalized welcome sequences that convert cold leads into engaged prospects
  • Implementing strategic audience segmentation based on buyer/seller status and timeline
  • Crafting weekly newsletters that deliver consistent value while subtly promoting listings

I welcome any questions you might have about my process or how I could apply these strategies to your specific marketing needs.

My Email Marketing Mindset

Nobody wants another boring newsletter or welcome email.

You know the ones I’m talking about, right?

Those soulless, corporate-feeling messages that make you want to unsubscribe instantly.

Your subscribers deserve better than that!

They want someone they can trust.

Someone who feels like an instant friend.

So they definitely don’t want a one-off email only to never hear from you again.

When people invite you into their inbox, it’s a lot like being invited into their digital living room.

Don’t be the guest who shows up empty handed and puts their feet on the coffee table.

Your email marketing strategy can be the difference-maker in your business.

So let’s make sure you’re nailing it, from first impression and beyond.

Step 1: Lead Magnet

I prefer to create (at least) 2 sets of landing pages for each lead magnet.

Why?

That way, I can use A/B testing to identify which lead magnet works best.

Then we optimize that one, and begin the process all over again.

Step 2: Deliver on Your Lead Magnet Promise

So once we have someone who inputs their information, that’s it, right?

Wrong.

Giving something away (webinar recording, PDF, special insight, coupon code, etc.) based on your target audience, is the best way to:

  • increase conversions
  • start conversations
  • improve your deliverability (because they click your emails)
  • begin to build trust

Again, this is an iterative process that, over the course of a few months, gets refined until we’ve nailed the perfect free offer and perfect messaging to attract your target market.

What am I good at?

Relentlessly iterating until we’ve been optimized out the wazoo.

We’ll capture more leads and convert them from icy cold strangers into toasty warm besties.

Step 3: A Welcome Sequence to Wow Them

SAMPLE WELCOME SEQUENCE:

Subject Line: Your First-Time Home Buyer Checklist

Hey [Name]!

Bernadette here.

Here’s the Home Buying Guide that my client’s LOVE.

Let me know if you have any questions.

In the meantime, click the link below that sounds MOST like where you are in your home buying journey and it’ll take you to a resource to help you specifically!

Are you a Buyer?

  • 🏡 First-Time Homebuyer – You’re buying your first home! So exciting!
  • 🚀 Move-Up Buyer – You own a home and you’re looking for a larger or updated property.
  • 🏖 Relocation Buyer – You’re moving from out of town and needs local insights—I got you!

Are you a Seller?

  • Selling Soon (0-3 months) – You’re ready to go!
  • 📅 Planning to Sell (3-12 months) – We’re warming up to selling.
  • 🤔 Exploring Options – Interested in market updates but not committed yet. That’s fine! It’s smart to look around

When a subscriber clicks a link, it will “tag” them so we can tailer messaging to the right leads.

By segmenting based on intent, motivation, and readiness, we can send hyper-targeted emails that increase engagement and conversions.

When an email subscriber selects one (or more) of the links above, they’ll be added to a specific list that can receive automated and targeted emails that are perfect for them.

Why’s that so great?

You can provide them exactly what they need when they need it.

They’re going to think you’re a mind reader!

Step 4: Weekly Newsletters to Keep in Contact

We want to be so valuable in their inbox that they’d have to be crazy to unsubscribe.
